Creative Conservation developed a conceptual plan for second home development on a company's 17,000 acres of forest land which includes extensive water frontage. The plan sought to allow limited development in a manner that would not degrade the natural character of the region or interfere with timber production and wilderness recreation. The plan became the basis for a conservation and development proposal approved by the Land Use Regulation Commission and was the recipient of a planning award.
Lake Shore Property Evaluation and Conservation
Washington County, Maine
A large timber landowner which owns approximately 100,000 acres of land in northern Washington County contracted with Creative Conservation, LLC to assess the environmental and development values of its lake shore ownership to aid in the planning for the future of company lands. Creative Conservation, LLC developed a conservation easement proposal to the Land for Maine’s Future Program protecting 14 miles of shorefront on a Downeast Lake.
Conservation and Development Planning
Franklin County, Maine
Creative Conservation, LLC was asked to assess development and conservation options for one of the largest remaining tracts of undeveloped shorefront on Rangeley Lake. The resulting plan involved selling the land as an addition to a state park and using the proceeds to acquire a nearby parcel to develop as a commercial sporting camp.
Limited Development Plan
Hancock County, Maine
Creative Conservation, LLC designed a 13-lot lakefront subdivision in conjunction with a related 20,000-acre conservation project. The proposed development was carefully sited adjacent to existing development so as to avoid sensitive ecological areas. Creative Conservation, LLC prepared rezoning and subdivision applications to LURC which approved the project.
